4. Quote Requests
Submitting a quotation form does not create a contract or guarantee that we will accept the project.

5. Quotations
Our quotation will explain the proposed work, price and any important conditions.
Unless stated otherwise:
- Quotations are valid for the period shown
- VAT will be added where applicable
- Extra or unforeseen work is not included
- Planning, professional and statutory fees are not included unless stated
- Material prices may change after the quotation expires
A contract is created only after the quotation or contract is accepted and confirmed by Buildwyn.
6. Client Responsibilities
You must:

- Confirm that you own the property or have permission to authorise the work
- Provide safe and reasonable access
- Tell us about known defects, hazards or asbestos
- Provide relevant plans, permissions and approvals
- Make agreed payments on time
- Follow reasonable site-safety instructions
7. Planning and Approvals
Some projects may require planning permission, building-control approval, structural calculations, party-wall agreements or freeholder consent.
Responsibility for arranging and paying for these approvals will be confirmed in the project contract.
Buildwyn is not responsible for delays caused by missing or late approvals unless we have agreed to manage them.
8. Payments
Payment terms will be shown in the quotation or contract and may include:
- A deposit
- Payments for materials
- Stage payments
- A final payment
Invoices must be paid by the stated due date.
We may pause work after giving reasonable notice if an agreed payment remains overdue.
9. Changes to the Work
Any change to the agreed work may affect the price and completion date.
Additional work should be agreed in writing before it begins whenever reasonably possible.
10. Unforeseen Problems
Construction work may uncover hidden problems, including:
- Structural defects
- Damp or rot
- Unsafe wiring or plumbing
- Asbestos
- Drainage problems
- Inadequate foundations
- Hidden services
We will inform you if additional work or specialist advice is required. This may increase the price or extend the project schedule.
11. Project Timescales
Start and completion dates may be estimates unless confirmed otherwise in writing.
Delays may happen because of weather, material shortages, client changes, supplier delays, hidden site conditions or events outside our control.
We will keep you informed of significant delays.
12. Safety
Buildwyn takes reasonable steps to manage construction work safely.
Clients, visitors and contractors must follow site rules and safety instructions.
We may stop work if we believe continuing would create a health, safety, legal or structural risk.
13. Materials and Subcontractors
We may use suitable suppliers, subcontractors and trade professionals.
Natural materials may vary slightly in colour, pattern or texture.
Where a specified product is unavailable, we will discuss a suitable alternative where possible.
14. Quality and Defects
We aim to carry out our services with reasonable care and skill.
You should report any concern or defect as soon as possible and allow us a reasonable opportunity to inspect it.
We are not responsible for:
- Normal wear and tear
- Damage caused by misuse or poor maintenance
- Work changed by another contractor
- Existing defects outside our agreed work
- Manufacturer defects covered by a separate warranty
Your legal consumer rights are not affected.
15. Cancellation
Consumers may have a 14-day cancellation right when a contract is agreed online, by telephone or at their home.
Where you ask us to start work during that period, you may need to pay for work already completed and costs already incurred if you later cancel.
Cancellation after any legal cooling-off period will be handled according to the project contract.
You may be responsible for completed work, ordered materials and reasonable cancellation costs.
16. Liability
Nothing in these terms excludes liability where it would be unlawful, including liability for death or personal injury caused by negligence, fraud or breach of legal consumer rights.
We are not responsible for losses that are indirect, unforeseeable or caused by incorrect information provided by the client.
17. Photographs
We may take photographs for project, quality and safety records.
We will ask for permission before using identifiable property photographs, addresses or client information for marketing.
18. Privacy
We handle personal information according to our Privacy Policy and Cookie Policy.
